a. THE BLVD SPECIFIC PLAN TEXT AMENDMENT – APPLICATION PL-26-0174
Planning Commission will hold a public hearing and consider a request by Carolyn Oberholtzer of
BFSO Law, on behalf of Pederson Group, Inc., for text amendments to The BLVD Specific Plan. The
proposed text amendments apply to the Village District and would modify the concept and
development form. The Commission will take appropriate action and forward a recommendation to
City Council.

b. ZONING ORDINANCE TEXT AMENDMENTS – CHAPTER 28, ARTICLE 5 (SPECIAL DISTRICTS;
OVERLAYS) - APPLICATION PL-26-0175
Planning Commission will hold a public hearing and consider a request by Carolyn Oberholtzer of
BFSO Law, on behalf of Pederson Group, Inc., for text amendments to the Avondale Zoning
Ordinance, Article 5 Special Districts; Overlays: Section 28-91 The BLVD. The text amendments will
modify the Village subdistrict of The BLVD District zoning, including the location of drive-through uses,
and add approximately 12 acres of employment with light manufacturing, warehousing and
wholesaling uses. The text amendments allow for refinement of the Zoning Ordinance to provide a
BLVD-designed commercial/employment center. The text amendments include permitted uses and
development standards to achieve The BLVD vision and development form. The Commission will take
appropriate action and forward a recommendation to City Council.
